Timbale Terrace broke ground in East Harlem on February 18, 2026. Mayor Zohran Mamdani took part in the groundbreaking with city officials and the development team.
Timbale Terrace is 341 affordable homes in a 20-story building at East 118th Street and Park Avenue, including 97 supportive homes for formerly homeless residents, with the 20,000-square-foot Casa Belongó Music and Arts Center at its base. Of the 97 supportive homes, 30 are for young people aging out of foster care. The project is developed by Mega Development and Lantern Organization with HPD, the city’s Department of Housing Preservation and Development.
The site was a parking lot for the NYPD’s 25th Precinct. HPD asked for proposals in 2019 and selected the development team in August 2021. The City Planning Commission approved the project on January 3, 2024. Shams DaBaron, our Founder and Chief Executive Officer, testified in support at the City Council Subcommittee on Landmarks, Public Sitings and Dispositions on February 14, 2024. The City Council approved the project unanimously on March 7, 2024.
LionFox advised the project. We advise developers, nonprofits, and public agencies on zoning, financing, and approvals, the decisions that determine whether a project gets built or sits still.
