The project

LionFox is co-developer, delivering the affordable housing.

The development team includes One 45 Lenox LLC, Coltown Properties, and Pointsfive. SHoP Architects is the designer.

The plan also includes a 23,000-square-foot technology center with community rooms and 30,000 square feet of commercial, retail, and community space.

Community benefits include $8.8 million for Brigadier General Charles Young Playground, a 20% local hiring target for Harlem residents, job training and apprenticeships, and internships for local young people.

Project timeline

  1. December 2, 2024

    City Planning certified the One45 for Harlem application, and public review began.

  2. April 23, 2025

    The City Planning Commission approved the application.

  3. May 20, 2025

    Shams DaBaron testified in support at the City Council Subcommittee on Zoning and Franchises.

  4. June 26, 2025

    The Council's zoning subcommittee and Land Use Committee voted to approve the plan, and the community benefits agreement was executed.

  5. July 14, 2025

    Approved unanimously by the City Council.

  6. Today

    Demolition is underway.
